Fire Riser Room - ​Gateway Shopping Center

One of our clients needed some help ensuring that the fire riser room in one of his shopping centers was up to code for the Fire Marshal. We were able to hang the necessary drywall & fire caulk & tape it for him one afternoon.

Suite 101B - ​Energy Plaza South

A tenant requested a wall to be constructed in an office serving two employees so that each would have their own office. At some point in the past, interestingly, the office was two separate offices; Someone had removed the wall, but didn’t fill in one of the doors. All we needed to do was reconstruct the wall. We were able to frame, rock, & finish the wall in two evenings of after-hours work.

MK Golf

The initial lease space we priced for MK Golf ended up not working for them, but the owners felt comfortable enough with us that they didn’t request pricing from other contractors when they found a space that required less construction to meet their needs. We performed all the work they requested, & ​we dare to say that their space looks great! Highlights include a black accent ceiling, additional electric, a remodeled restroom, a drop ceiling with new lighting in the back area, new carpet tile flooring, custom built work benches, a granite transaction counter, new paint throughout, & most uniquely, custom-made alder golf club display racks hand-built by the owner of our company. Their space also features a putting green & virtual driving range that they installed themselves. Since completion, we have been back to install two extra wall mounted counter tops for them.

Game Stop - ​Sylvan Learning Center Repair

We received a call from a client asking for our assistance after a vehicle drove through the store from of a Game Stop, through the demising wall, & into a Sylvan Learning Center in one his the strip centers that he manages. We were able to quickly mobilize a crew the next morning, & repair the wall, reframing, taping, floating, & ​painting it. The insurance company handled the repair of the storefront separately.

Paul Garcia & Associates

A good customer of ours awarded us the contract on a remodel of vacant office space to be made into the new home for Paul Garcia & Associates. The project included: electric, minor HVAC, demolition, new walls, painting, acoustic ceiling work, new flooring throughout the suite, some new doors, millwork, granite work, & ​plumbing, which was somewhat substantial & involved core drilling through the second flooring &  tying into the lines in the dentist’s office below. The project had a very relaxed deadline & was completed ahead of schedule. Of course, the space was delivered with the upmost attention to detail.

Valor Exploration

The property management at Energy Plaza asked us if we could provide on their tenants with a glass insert in their front door. Once we had the materials, we were able to cut the door on site & install the insert in a matter of hours. This project is just one example of many suites we have provided glass inserts for between the two towers at Energy Plaza.

Coram Healthcare

During their lease renewal, Coram needed more space for their warehouse, so JLL had us demolish a demising wall to allow Coram to expand their warehouse area. We then demolished two doorways & filled them in with drywall to create a new demising wall between Coram and the adjacent space. We had our electrician flip the electric panels so that they remained accessible from adjacent space and rewire some of the circuits that Coram assumed to their own panel.

Energy Plaza - 5th Floor Upgrades

In October of 2016, our firm was asked to upgrade the kitchen area (pictured), the vending machine area, and the large & small conference rooms for the Executive Suites and management offices on the 5th floor of the north tower of Energy Plaza. It was mostly a paint job, but there was some demolition, millwork, and plumbing involved as well.

Baker ONP

Parnes Construction completed the remodel of prosthetics fabricator Baker ONP in early 2017. Time constraints were tight on this project and it involved great cooperation between the customer, the architect, and our firm. Many facets of the exciting space needed to be brought up to code on top of the scope of the remodel, which included demo, plumbing, electric, HVAC, doors, walls, flooring, painting, ceiling, and millwork. It was a very ‘complete’ project for us in terms of our required scope of work and was nicely sized as well.

Various Suites at Energy Plaza

The management at Energy Plaza (two, 7 story office buildings just east of the San Antonio airport) has employed our firm on multiple occasions for their white boxing and make ready needs at the property. Working in both towers, we replaced old millwork with new, repainted lease spaces, added glass inserts to tenant entry doors, upgraded plumbing lines and fixtures, removed interior walls, and built others, sometimes creating two new tenant suites out of one old lease area.
